Tragic day for Midland Zoo

Today, Homer, one of the polar bears in our exhibit has passed away. He was the oldest of the polar bears in our exhibit, 16 years old.

Homer was found in the pool at 7 am this morning by one of the zoo keepers. We have removed the other polar bears from the exhibit and are now being monitored closely by the veterinary staff.

Zookeeper Sara N. Getty said, “Homer was a very curious and playful polar bear and we will miss him terribly”.

A statement from Dr. Shanda Lear, senior staff veterinarian, says “The zoo will perform a necropsy to try and determine the cause of death. Results will not be available for several weeks”.

Our polar bears have thrived at the zoo since 1985. This is due to our unique exhibit which allows the bears to engage in natural behaviors that they would do in the wild.

Subway Unveils the World’s First Footlong Cookie Only Available on National Cookie Day

Subway has debuted the world’s first footlong cookies to celebrate National Cookie Day, with four limited-edition flavors inspired by the Subway Series.

Subway has just released a new sandwich called the footlong cookie. This is a cookie filled with your choice of toppings.

The audience is cookie lovers and food lovers. This is also used as a promotional tool because this is the first of its kind. No one has done this before on a large scale.

The benefit to the reader is diabetes if they buy it.

The company listing the story allows them to reach new audiences by showing food as a topic of reading.

This story is unlike others that I have read because it is formatted as an informational page instead of facts and opinions. The PRNEWSWIRE is telling stories to inform and not to persuade it feels like.

Amazon Wants to Review Your Sleep. (No, Thanks.)

A new product hit the market called ‘Halo Rise’, a sleep tracker and alarm clock all in one. The Halo monitors your sleep at night through your breathing patterns, body movement, and comfort.
The alarm clock isn’t an alarm. Instead, it dims a yellow light to represent the sun to wake you up more peacefully instead of a loud noise.

Questions and concerns.

Amazon already tracks so much of our consumer data and people have ‘Alexa’ smart devices in their homes along with ‘Ring’ cameras. This Halo would add another component to Amazon’s arsenal. You really don’t know the kind of data that they are collecting with their devices other than what tye tell you upfront.

I believe that another smart device in the home isn’t necessary. Doctors mention that the best way to get sleep is by not using technology an hour before bed. The big tech companies even back this statement even though they want you to put more tech in your home.

EMFs mess with your brain signals while you sleep. Wearing a device has the same effect and can actually worsen your sleep. Other alternatives to this are fixing your diet, limiting tech use, and calming down before bed.

Open your eyes and ears to the valuable information about our world today. Brad Lepper, founder of Stone Bru Coffee, Tonya Vakalskus, Realtor with Keller Williams, and Mark Shut, Founder of Web 3 Ready all provide huge insight on real estate, business, and crypto.

Business From Scratch with Brad Lepper

Brad is the founder and CEO of Stone Bru Coffee which is a local coffee roaster in Sioux City. “Sioux City is a small market, but we dominate because of the experience, quality, and structure we bring to our customers.”

Brad started out as a real estate investor and worked a 9-5 at Scheels. He was working at Scheels for 8 years and then it clicked. Brad had learned everything he could about the business of Scheels and began to change things up within Scheels. He began asking questions about how they could organize their inventory better or make more profit by outsourcing more suppliers. Finally, Brad had enough when he was approached with a business idea.

Originally, Brad was going to open a laundry mat off of Sergeant Road in Sioux City. However, the location had a drive-through window, and he didn’t want to let that go to waste. Brad partnered with Nick Tropht who is the head roaster for Stone Bru. Together they created a coffee shop instead of a laundry mat.

The Juice

Brad dove into the specifics of starting a business and how to best go about making a plan.

“You need to assess the opportunity and idea. Is there something already like this, are you the first to the market, do you have other people helping you on this?” Questions like this are important when starting a business.

Think about it this way. If you learn and cover everything you need before starting the business, you will be in a better position. Or you thought… According to Brad, “Just start. Things are not going to go as planned but you can be best prepared for when you need to pivot”.

One of the main focuses that Brad had was on the end goal and enjoying the process along the way. He mentioned “Everyone wants the million-dollar business but they never talk about the feelings of running a hundred-thousand-dollar business or less. That feeling of making your first sale and then every milestone after is what drives me. Of course, I want the result in mind, but the journey is where the real fun happens”.

Brad also commented on the current real estate market since he has experience in this field.

“Real estate is about to go through hell. The interest rates are high, people are scared, and inflation is coming.” He also goes on to talk about how the media hides a lot of important information in order to delay market crashes and preserve the economy so the wealthy can get their ducks in a row.

Markets up or down- Tonya Vakalskus

Tonya is a Realtor within Sioux City and in Okoboji. She is one of the top real estate agents in the mid-west and even served on the Iowa Association of Realtors.

Tonya started her journey in real estate in her thirties, this was young for Realtors at that time. She described her first years in real estate as a “whirlwind of confusion”. Once she got her feet under herself and went through working with mentors, she was able to grow her network, start selling properties, and brand herself as a top Realtor in the area.

On top of that, being a real estate agent means that you run your own business. She is an independent business within the brokerage that she operates with. “Being your own boss is hard.” She says.

When you are working for yourself, there are many difficulties. Tonya says the hardest thing is “Staying accountable. You need to be able to do the small things and get the work done.” People always talk about the end result or the big thing that got them to their riches, but they never talk about the little things along the way.

For Tonya, she has many small wins. “When I got my first closing on a house, it felt amazing. I was able to produce more for my clients because I now was evolving as an agent with my skills getting better every day”.

Tonya also loves working with people. She believes that the connections you make along the way in business are some of the key aspects to success. “If you don’t meet people, people will never meet you”. Tonya is talking about growing your sphere. In real estate, the more people you know the more houses you can sell which means more money for you.

Speaking of houses, the current economic status of the housing market is confusing. Tonya says it best, “the market is going down, however, we are still seeing homes go on the market because there is less saturation. People can get good deals on homes and save money along the way.” There is always a positive that comes out of a negative. The lower market means that there is more investments to be made in the future.

Industry on the Rise- Mark Shut, Founder of Web3Ready

Mark Shut is the founder of Web3Ready which is an education platform for the new emerging web 3 platforms. He is a student at Southern Methodist University, SMU, and is studying business and real estate. He loves web 3 but one of his passions is learning about real estate.

Mark sees the world as an ever-changing environment that we all live in. The world of digital technology is getting more and more advanced. Web 3 is the newest of them being a decentralized platform for people to organize, share, and profit from content, products, and currencies.

The education company that Mark runs is growing every day. He has his own platform https://www.w3ready.io/ . People are able to come and learn about web 3 for free and start their journey into crypto, NFT, and digital assets.

The hardest thing for Mark was “learning that planning only takes you so far, you must take action and really do the work you say you are going to do.” If you struggle with this you aren’t alone. Staying on task and not getting distracted is one of the most difficult things to do. Mark mentions that distractions play a huge role in the development of his business.

“Every time I see a notification on my phone, the world I am building sucks me right back in”, Mark. He is building the platform for the future that people will be utilizing and learning from every day. His goal is to “be the go-to education platform for web 3 information”.

Along Mark’s business journey there was one thing that he says was the most important, “networking”. The network you create determines how you succeed, most of the time. “I began expanding my network by going to events, connecting with people on Linked In, starting conversations, and shaking a lot of hands”.

Business is a beast. The best way to conquer it is to learn from the successful people around you. This comes from putting yourself in uncomfortable positions and striving to be great. Figure out what makes you the best and really hone in on that.

Morningside University School of Aviation launches in partnership with Oracle Aviation, now enrolling for fall 2023

This is important for people who are interested in aviation and flying for the school. This enables Morningside to broader its student base and allows for future growth within the University.

The benefit of this to the reader is if they are looking for a school to go to and they see want to go into aviation. Morningside moves up on their list of schools to go to because they will be some of the first to experience this new aviation program.

As for the school’s image, they are able to market themselves better and in a new light with the program.

The purpose of this post is to inform people about the new program and new facility that Morningside is partnering with in order to make this aviation degree possible.

Student Debt and starting a business

America has the largest student debt amount in the world. This comes from tuition being high and people not being able to pay off their debt in time and having interest acrrue.

“Student debt is a new stratification system,” says Charlie Eaton. This means that people who have debt are at a disadvantage than those without it.

Ontop of that, Biden wants to pass legislation for debt forgiveness but has had a stuggle getting passed due to legal issues. This comes from concerns about how the money will just disappear, people who have already paid off their debt wanting refunds or extra help, and other concerns too.

I believe that the student debt is necessary for our economy. People just need to be taught better things that benefit their lives. We learn things that don’t impact us directly for our future. Not a lot of people really know what they want to do so they think the debt of college will help them figure this out.

I believe in self learning. The debt you take on needs to be looked at as an opportunity and you need to realize that you are spending all this money for something in return. Don’t waste the years away because of having fun. Instead, test out what you really want to do in life.

Confident

Evan is confident about coming to Morningside University and playing baseball. He feels that the team is an excellent fit for him and loves playing the sport.

If he wasn’t confident in his decision he stated he wouldn’t come to Iowa and play.

The people out here have helped boost his confidence every day and made him feel at home. His decision to go to Morningside was very late in the commitment process.

Evan knows he will be successful because of the confidence he has in himself.

Most college students do not see themselves as Democrats or Republicans. Some 34% of students surveyed identify as strong or weak Democrats, and 11% claim to be strong or weak Republicans, leaving the majority, 54%, identifying as independents — those who say they still lean toward a party or something else entirely. There are notably more Democrats at private schools (41%) than at public institutions (31%), but Democrats are far from dominant on most campuses today.

Young workers also know opportunities abound beyond the traditional workforce, which can take some of the pressure off of finding a “perfect” corporate job out of school.

Comment #10- Redfin, the Online Real Estate Broker, Lays Off 13% of Its Staff

As the housing market continues to decline, Redfin, an online home-flipping brokerage is cutting back on its staff. Alongside them are several other companies such as Zillow, Compas (a brokerage), and Opendoor (home buying platform).

Mr. Kelman, Redfin CEO, “A layoff is awful, but we can’t avoid it.” Redfin still plans on growing the business but it won’t be at the rate at which they were wanting.

I think that Redfin is doing the right thing. Unfortunatly they are hurting individuals lives but that is how business works. You can’t always support the volume of employees during a downturn of a company.

There are other businesses outside of the real estate industry who are seeing this trend as well with Meta, Twitter, Crypto companies, and more.

Elon flying on the wings of ‘Twitter’

Recently, Elon Musk bought Twitter for $44 Billion. This move was to make the platform private and become mainstream for free speech.

There is a lot of speculation of the future of Twitter, however, Elon assures the world that no changes to the twitter platform will happen without the formation of a council. This is also to re-instate banned accounts.

The delegation of misinformation is very important for the upcoming election which is on a lot of people’s minds. Elon also mentions that Twitter will not take action that can directly effect the election until votes have been finalized.

I think this is one of the smartest moves that Elon has done. Twitter is a text-only platform where people can express their opinions freely. The same as sites such as Reddit and Quora. The key that Elon now has is the use of personal information.

With that said, Elon will be able to see and access trends from Twitter before they happen in the real world. He has access to even more data and more diversity among his assets. Whether this was done directly or indirectly, Elon has gained new power in the world.

We will see if it is used for good or for bad…
